How Much can I Expect to Net From A Sale?

Typically, a home is sold for what it is worth plus all the selling expenses entailed by the agent, state, and government. Look carefully into this, and discuss it with your broker so you don't end up owing any extra monies at closing time.

Typical costs of selling include:

  • Agent's Commission
  • Points
  • Unpaid Property Taxes on the home you are selling
  • Legal Fees (Consult your attorney)
  • House Inspections (Contact your agent for local figures)
  • Transfer Taxes (Usually paid by seller, depending on state)
  • Government Assessments
  • Any Liens on your property (Mortgage Loans, claims, etc...)
  • Repairs required to bring your home up to standard

Cash for Selling:

  • Sometimes you have deposits for certain items or services around your home, and when you cancel them or return them, you get your deposit.
  • In some states, property taxes are paid in advance, and with the selling, could entitle you to a refund.
  • Also, if you have an escrow account with your lending institution, upon sale of your house, you no longer need the extra money there pay for tax and insurance expenses. That means you get all the money in your escrow account.
